It is worth commenting that we have never supplied one of our Of The Shelf designs.  Once clients realise they can have any design of house they dream of, they go for that option!  But these designs do help the imagination (a bit!).  

Note 1:

We have one overriding rule for our designs - we don't cram rooms in.  This, amongst other things,  means that no cupboard is described as a bedroom; no WC with a shower over it is labelled "bathroom"; and there are plenty of real cupboards.

Note 2:

Our designs aren't cast in stone so if you want to alter any of them to make more or less rooms, we are happy to oblige.

Note 3:

Our "Off the Shelf" designs are available on a supply only or a supply & erect basis (both depend upon your location).  The Supply Only timber frame kit incurs VAT at the prevailing rate whereas Supply & Erect is zero rated for VAT purposes.

Note 4:

Minor changes to the designs do not incur a fee.

Note 5:

All prices quoted include A2 and pdf drawings of your "Off The Shelf" house for planning submission

Note 6:

We can submit your "Off The Shelf" planning application on your behalf and this will include the house plans, the 1:1250 location plan and the 1:500 block plan, the completion and submission of the plannng application form from £2000(plusVAT) plus the local authority fee.

Note 7:

We can prepare and submit your "Off the Shelf" building regulations drawings from £2000  (plus VAT).  These fees are in addition to Building Control and any other costs.

Note 8:

If you love one of our designs but don't want to build with timber frame - these are available from £1500 (plus VAT) to include electronic pdf copy of scale drawings and three copies of A1 prints.
