When we have self-built, we have thoroughly enjoyed the personal relationships we have built up with our builders and tradesmen and there is no reason why you should not have a similar experience - you never know when you might need a good tradesman again.  This is where our project management idea came from.

The Design & Build Management Contract is available from any point to any point in your self build.  It might start when we turn your ideas into drawings and plans and end when the timber frame and roof is up; or you might ask us to join your build from when we supply and erect your timber frame; or even after the windows are in!

When we work as your Project Manager we manage your build and contractors; you continue pay your existing contractors or we help you find new ones and you pay them.  We simply charge a project management fee.  This arrangement allows you to stop and start your build as perhaps funds or your availability allow.

It is a simple idea: we talk to you, we listen to you; we make sure we understand what you want - then make it all happen for you.

This contract is available if you have not yet started to dig your foundations although you may already have your services to site.  Although we set the start point of our Full Design & Build Contract, the finish point can be where you request - perhaps first fix or undecorated or move in condition.  You set the terms - you pay one bill.

Everyone is different. Some people know exactly what they want in their home in fine detail; others cannot envisage where the light switches will go!

We can work with you designing the finish of your home at the outset; positioning switches; firming floor finishes; choosing taps; and all such things for the finished build - and we quote for that; or we can quote for taking it step by step and discuss things as we go along.

The Design & Build Contract can include precise or PC sums for fittings such as the kitchen, sanitary ware and floor finishes - or you can supply these yourself for us to manage the fit - or not.

In a nutshell:

We contract everyone needed for the Full D&B Contract; we supply everything needed to build your home; we can supply all the fittings and finishes - or you can.  We give you one invoice - you make the agreed stage payments.  Then our time with you ends at the predetermined point of your build

So the only set requirement for this contract is that the foundations are not yet started
