We draw your design floor plans and elevations for your extension to a 1:100 scale (see drawing costs page for details). These are suitable for submission with your Planning Application; but if you would like us to complete everything else on your behalf, of course we can. The fee to prepare everything needed does depend upon your project but is from £1000. You pay the Planning Application fee direct and for an extension this is currently £206
Our fee covers the preparation of the 1:1250 location plan and the 1:500 block plan, the completion and submission of the plannng application form.
When we design your home, we create floor plans scaled to 1:50 and elevations to 1:100 which are as required by the Planning Department and so suitable for submission with your planning application.
Alongside your plans, you need to submit the application, 1:1250 location plan; 1:500 block plan; a Planning Statement (Design & Access Statement); Environmental Sensitivity document; foul drain assessment; land contamination document. Our fee includes these documents. It does not include consultants' reports such as for wildlife or contaminated ground.
The fee for your planning application is from £2000 and willl depend upon the complexity of your build. At the moment, the Planning Application fee for a new residential dwelling is £462 which you pay direct to the Local Authority.
Fees for specialist mining searches and Phase 1 contamination reports, arboricicultural reports, flood risk assessments - or other specialist consultancy reports required by planning are charged at cost - or you can contract your preferred consultant.
